MODERN BARN CONVERSION SUITABLE FOR FAMILIES, COUPLES OR GROUPS

Sole use of three-bedroom first-floor accommodation in converted Lakeland stone barn. Quiet rural location, just a five-minute stroll from the 'chocolate box' Lakeland village of Hawkshead with its historic inns/restaurants, cobbled mews, traditional shops/delis, and a late-opening Co-op. Ample parking. Gated garden. Family bathroom; large ensuite to master bedroom. Panoramic views to north and west.

You will be staying in the whole upper section of this newly refurbished stone barn – complete with secure parking, a lawned garden, and panoramic views from the large window in the living room towards the village, open fields, and The Fairfield horseshoe mountain range on the horizon behind. The interior benefits from a very light aspect (the vaulted living space has a dual aspect to the north and west), and the garden catches most of the afternoon and evening sunshine.

Welcome to Hawkshead, one of England's most picturesque villages in the heart of the Lake District National Park. But don't let the chocolate box looks, or the gentle pace of village life, kid you into thinking there's nothing going on.

On a sunny day the gardens and patios of the village's four historic inns (all offering good quality food, drink and locally brewed real ale) will be filled with the chatter of walkers and cyclists taking a break from their travels across the myriad routes that criss-cross the Central Lakes, and sharing their stories with new-found friends. The Tourist Information Office always has someone on hand to advise on the variety of local walks - strenuous or easy – that are available; but for those who just want to soak up the sights that this charming (and largely traffic free) village has to offer, why not take a few moments to meander around the maze of oddly-named cobbled streets (but don't bang your head on the rows of pretty pebble-dashed cottages that overhang the winding alleys).

Here you might find a coffee shop or two, a Minstrels' Gallery, or maybe you will just stop to admire the arrays of brightly-coloured hanging baskets that will be on view everywhere in the spring and summer? There's a permanent Beatrix Potter (who lived just two miles away, in Sawrey) museum in the centre of the village, as well as the opportunity to visit the grammar school attended by world famous English poet William "I wandered lonely as a cloud" Wordsworth.

The imposing, stone-built village church, with bell tower that chimes every quarter of an hour as if to remind everyone within earshot that time is still passing, overlooks the bustling Village Square (where sometimes live music might be heard) from its hilltop location – why not take a quiet moment to wander around the contoured graveyard, especially in spring when the daffodils are a blaze of yellow; or maybe pop inside to remember a loved one?

For two-wheeled enthusiasts, Grizedale Forest, with its network of dedicated cycle tracks, is just three miles away (and you can always hire a bike); and there are more cycle routes over Latterbarrow Hill and across to Lake Windermere on the other side.

Hill Top Farm, now a popular permanent museum but once the residence of world famous children's author and illustrator Beatrix Potter (did I mention my grandparents knew her?), is just two miles away by car; and there's a moderate-level six-mile walk up Latterbarrow and along the top that comes out almost at her front door! (and you must take time to visit my favourite 'secret spot', the stunningly beautiful lily-pad encircled boathouse, while you're up there). You could even allow yourself a short diversion to climb to the top of Latterbarrow, where you will discover breathtaking picture-postcard views of the boats, steamers and yachts that are bobbing about out on England's largest lake, Lake Windermere.

Or maybe instead you could walk down the other side of Latterbarrow to the quaint little passenger/ car ferry and take the 500m trip across the lake to Bowness-on-Windermere where you will find pitch-and-putt, lake cruises, shopping, more bars and restaurants, and plenty more besides (you could always - depending on the time of day - get a bus or taxi back to Hawkshead, just in time for dinner out...or maybe just relax at "home" with a nice glass of wine...?)
