Guests can sit on the riverbank, or in the private secret garden behind The Mill. Your own private balcony gives you a birdseye view of the waterfall and wildlife. Rutter Falls is three miles from the lovely market town of Appleby in Westmorland and a half-hour's drive from the Lake District. Fantastic hiking opportunities right on your doorstep.

We don't live full time at Rutter Falls, so guests have full privacy when staying there. Our local housekeepers will take care of your every need, and advise you about activities in the area. When we are in residence we can personally ensure that you enjoy a great stay in The Mill!

The Mill cannot be booked by families with children under twelve for safety reasons. Weekly stays begin on a Friday. Shorter stays must begin on Fridays, Mondays or Tuesdays.
No smoking in The Mill. Please leave the cottage as you found it and treat the property and local wildlife with respect. No children under twelve. Well behaved dogs by arrangement only, please check with owner. LPG heating is twice as expensive as mains gas, but is the only system we have. Please be considerate and don't squander it! Week long stays must begin on a Friday, short stays (3 night minimum) on Friday, Monday or Tuesday.
Having moved back to the UK from Atlanta, GA, USA four years ago, Rutter Falls Holiday Cottages are our new project in the UK, and we look forward to spending more time here. It is a truly beautiful location which we enjoy sharing with our cottage guests. We love dogs, and have two of our own, so welcome both two and four-footed visitors to Rutter Falls.
