De ruimte
The Old Barn, dating back to the mid-1700s, is in a very rural position and off the beaten track.

Original features of the old barn have been appreciatively retained with a large, open plan living area. The main living room, light and airy, has an 18ft (5.4m) high vaulted ceiling with original oak trusses and a glass panelled staircase leading to the mezzanine gallery. This has a view west across the countryside to the forest, great for sunsets, and, internally, over the seating area by the wood-burner to the dining room. The barn's character has been enhanced with many unique features, custom-built doors, staircases and double-glazed windows.
There is a great contemporary wood burning stove in the main living room. The 3 comfortable sofas are placed to take advantage of evenings by the fire. The French doors on the raised walkway in the living room open onto one of the south-facing patios with relaxed seating area and the large garden.
The open plan oak kitchen is well equipped and has ample wooden worktops. There is a big oak dining table seating 8 people. Five ring gas hob, double oven, dishwasher, microwave and large fridge/freezer. The utility space has a washer-dryer, room for boots and coats etc. and the back door to the outside patio dining area (also seats 8) and garden.
The barn has oil fired central heating and the wood burner really makes the living area very cosy. Tiled and wooden floors to the ground floor with underfloor heating in the main living areas and also radiators to rooms without underfloor heating.
Bedrooms:
Beds - 1 double, 1 twin and 1 single bedroom are on the first floor. 2 doubles and 1 single on the ground floor.
Bedroom 1: The master bedroom with double 5 ft wide King size bed and its adjoining single bedroom (bedroom 3) and bathroom. Bedroom 1, which used to be the old granary, has a balcony and staircase to the rear garden and patio. Next to this master bedroom is a well-appointed bathroom with large double-ended bath, shower, bidet and toilet. From the window next to the bath is a view over the back garden. This bathroom is opposite bedroom 3.
Bedroom 2. The upstairs twin bedroom has two single divan beds (3ft wide) with en-suite shower room/toilet. The twin room is just down the landing from the master bedroom. These upstairs bedrooms have high vaulted ceilings. There are views to the front farmyard and rear gardens from these first floor bedrooms.
Bedroom 3 is a small single 'box' room (next to Bedroom 1). It has an adult sized single bed but is ideal for a child's room next to the parents' double.
2 double bedrooms on the ground floor are at either end of the barn.
Bedroom 4 has an adjacent family bathroom with bath and is just off the living room.
At the other end of the barn is Bedroom 5 with King size bed. It has French doors with access to an enclosed patio. There are two steps up into the hall from this bedroom to the separate wet-room with shower, sink and toilet. Also, off this small hallway is Bedroom 6 - a small single room which is good for a child's bedroom near the parents.
Plus: we provide a travel cot which can be placed in any room by guests.

The rear garden has 2 sunny patio areas, the one off the kitchen has a large dining table and chairs. The other patio has a more relaxed seating area and both are bordered by lawn and framed by tall larch trees. Beyond are the fields where our farming neighbours graze their sheep and cattle. The rear garden is large and climbs away from the house to a natural rock feature. The area near the house is well-tended with lawn, flowers and shrubs. Further from the house the grass is left to grow up the hill with paths cut, in order to enjoy the different views as the garden climbs higher. Lots of wild areas.
The front garden, laid to lawn and shrubs, faces the farmyard and is fenced off. Many different birds visit the feeders, eg greater spotted woodpeckers, goldfinches, siskins, nuthatches and others.
The property is fitted with 1 stair gate on each staircase.
Parking is around the side, close to the house with room for 4 cars. The main access is through the utility /kitchen back door.

There are wonderful views from some of the barn's windows and from the garden and farmyard across the fields and valleys, for example, to Clocaenog forest about 2 miles away in one direction and to the Clwydian Hills (Moel Famau) in another direction. Step outside for quiet country walks in any direction. There is a little used bridleway along the track by the house and maps /books of walks in the barn. We live in the attached single storey smaller barn conversion (next door!) and have a successful history of receiving holiday guests on this site since 2005. The Old Barn has been our home since 2005 and in 2019 we have opened out the whole property to guests.
With it's own gardens all around it, the Old Barn sits on the same site as the pretty original farmhouse across the yard which we used to own but is now owned by our neighbours with whom we have a mutual 'no parking in the yard at the front' arrangement. Therefore the front is as car free as possible for everyone. The Old Barn's parking is reserved for our guests and is closest to the back and side entrances.
Although this location is in a remote position, the property is not on its own.
As this is a very peaceful place, the house is not suitable for hen/stag parties.
Sorry, no pets allowed.

Ruthin, Denbighshire is the nearest local town for shopping, pubs and cafes and it has a lovely square with mediaeval wooden-framed buildings. The lakes of Bala and Brenig are in the local area. White water sports at Bala and the pretty, busy holiday town Llangollen, 15 miles away. Lots of guests visit Snowdonia for its natural outdoor pursuits as well as the adventurous Zipwire, Bounce Below and Surf Snowdonia. Betws-y-Coed is 25 minutes drive. The property is about an hour’s drive from many attractions including the North and West coasts of Wales (Porthmadog, Portmeirion, Harlech) Let's not leave out the many castles of north Wales, for instance the stunning Conway castle, walled town and quaint harbour a bit further afield.
Travel: if coming from abroad on a fly/drive holiday, the most convenient airports are Liverpool and Manchester 75 and 90 minutes away.

We moved to North Wales in 2003 from London. We bought a farmhouse and set about converting its derelict barns to live in and to have as holiday accommodation. Robin did a lot of the work himself with local help. We have run 2 holiday cottages from our home in North Wales since 2005. From March 2018 we have a studio in Cannes to offer as guest accommodation. We've had a variety of jobs from boat building to film pr and both used to live on boats on the Thames.
