Here's your chance to be Lord or Lady of the Manor! Set within a local preservation area, within several acres of its own private beautifully landscaped gardens. The house is a Grade II listed treasure and is the last remaining intact manor in Frome. Enough bragging! We don't live in the house, so it is perfectly set up for large groups to be together or splinter off and disappear into little areas for quiet contemplation or proper human chats without social media!

There are lots for children to do. Small games room, themed bedrooms like the teddy room, secret garden Den and acres of grounds to explore, with children spending many hours in their own private Adventure Playground.

The Manor is nestled in it's own little valley, on the edge of the beautiful market town of Frome which boasts more listed buildings than any town in England. This 400 year old Elizabethan mansion is hidden behind tall stone walls within its own parkland like landscaped gardens. Entry is via a sweeping gravel driveway flanked by huge 500 year old beech trees.

The Manor can be booked in conjunction with the separate Coach House (see photo's) which is on the grounds (see property below) to sleep a further 8 guests. You will need to book it separately. You will need to search for the Coach House on Airbnb. Just search for property BA11 4AS.

All 9 bedrooms in Manor have window seats offering views over the lovely gardens. Many bedrooms offer wash basin and shower and the larger ones have writing desks and seating.

The Manor has magnificent interiors with fine decor; gold leaf, oil paintings, tapestries, oak panelling, busts, wall hangings. The large central staircase glides up 3 floors with impressive galleried landings. In the lounge a giant chess table and pieces, plus secret passageways and cupboards.

There is a stone flagged patio with pub style benches to seat 20 next to a commercial sized BBQ, you will need to supply charcoal and implements. There is croquet lawn, victorian gazebo (not covered) and an ornamental pond plus fountain. Near the west wing is an original underground bomb shelter which was twice the size but has been partly bricked up for safety and then themed as a nineteen forties living room. Many regular guests gave us WW2 treasures to put inside.

The Adventure Playground boasts a kids mini assault course, climbing frame, monkey bars, wobbly rope bridge, skywalk, raised platforms, 3 swings (one for baby), low level climbing trees, hiding bushes, etc. The mini assault course is the highlight with a timer so they can time each other to complete the course and build up their balance and strength. The assault course is all low level, no messy crawling areas and is covered in deep, soft bark chippings on the floor so no more tears! It's in the wooded area of the garden so it's sun shaded by lovely trees. Located about a football pitch away from the house, just far enough from the house that you can't hear them as much (maybe a blessing) but close enough to see them from the house or from the benches in BBQ area (see pics). Many children love to take their lunch to their Secret Den which has little thrones carved out of tree trunks and a little table.

This 400 year old house boasts many original features including 500 year old oak beams which used to come from old galleon tall ships. You can still see where the ribs of the ships fitted into the beams. There are many amusing items like a novelty double base which opens up as a cocktail cabinet in the music room. In the Lounge is the music system, there is a separate system which uses blue tooth (whatever that is!) and sends music to the lounge and dining room.

Below the grand staircase you will find a cupboard which contains a humorous doll size living room with doll sized period furniture, people kept pinching the dolls. We had great fun turning this useless cupboard into something. We glazed it over as it became too popular with high spirited adult guests doing selfies so please do not try and crawl inside.

Whilst preserving the features we have installed modern technology as much as we can; automatic ventilation in bathrooms, sensor lighting which comes on and off as you enter communal rooms, push button electric gates, digital keyless entry. It's not your usual cold draughty Manor, there is central heating in every room including corridors.

All bedrooms have double four poster beds except the music room (9th bedroom) which has a pulldown double bed which can be pushed up and the room can be used as a function room for pre-dinner drinks as it is next to the lounge and dining room. All the bedrooms are themed. Eg pictures, ornaments, books etc all revolve around a theme. Eg there is the Ship Bedroom with model ships dotted around and a ships bell on the wall. There is the Teddy Bedroom which boasts over 80 cute little teddy bears dressed to perfection in different outfits (doctor, policeman, nurse, chef etc). Look at the pics online. We started collecting these and things got a bit tapestryout of hand! There’s a dog room, cat room, ladies room, flower room etc etc. The bedrooms range from average to huge with two bedrooms having an extra single bed in it plus a further pullout bed underneath.

5 Bathrooms means 5 rooms you can shower or bathe. Some bedrooms have their own shower. In total there are 4 toilets, 5 showers, 2 bathtubs, Games Room, Pantry, Kitchen, utility kitchen, Breakfast Room. Dining Room, Lounge, Drawing Room, Library, Music Room (doubles as a bedroom).

The house is ideally situated a few minutes from Longleat, half an hour from the Royal Spa City of Bath. The beautiful grounds of Stourhead make a lovely day out in all seasons, Wookey Hole is very popular too.

T O U R:

Lobby: After entering through a large wooden entrance door you are greeted by a modest lobby with panelled ceiling, gold leaf chairs, tables with fittings, wall hangings and framed oil paintings start with a style that is continued throughout the house. At the end is the grand staircase, this impressive galleried oak staircase ascends to two more floors which contain six more bedrooms which all overlook the grounds.

Library: On the first floor you will find the panelled library, it's not huge so don't be over expectant. It has an extensive wall to wall book collection and large decorative ancient bibles. A reading desk overlooks the west side and sets the mood. We used to provide board games but the bits were always going missing so we suggest you bring some, who doesn't love scrabble or monopoly?

Drawing Room / Lounge: Many years ago, before our time, the drawing room was opened up to the lounge, this now offers a large open plan living room which is great for large social gatherings. Large Elizabethan style thrones face each other across an oversized chess board coffee table with hand carved giant chess pieces. See if you can find the secret door in the panelling that leads to the central staircase. At the lounge end, leather chesterfield sofas which we arranged in a horse shoe shape around four coffee tables. Another large throne (for her ladyship or his lordship of course) is strategically placed. The room boasts two original inglenook fireplaces and original 400 year old Tudor rose embellished plaster ceilings. Several window seats provide views over the lawns, central to these is an authentic Manor House "must have" an ornamental full size suit of armour. Sorry, an original costs thousands, but it looks the part and is good for a selfie. Please don't drag it to the garden or downtown (I've seen the face book picture!) as I am on my second one and can't get any more.

Dining Room: A magnificent room. The main features of the dining room are the walk-in fireplace with original bread oven. Remember that this was the original kitchen where everything was done around this giant fireplace. The mahogany block floor was put in by the fabulous Victorians and has been lovingly restored. An enormous rosewood dining table with central tier for displaying food sets this dining room apart. Unlike traditional long tables where guest at one end can't see or hear guests at the other - this huge square shape table allows 18 guests to see and interact with each other at one table. You can squeeze more in if they sit at the corners but it is admittedly quite a squeeze. You can seat 4 more in the room at the servery tables around the edge. The rich red walls are adorned with wall tapestries, drapes, torches, flintlock guns, and ornamental animal heads (not real). This room is just ideal for a banquet, murder mystery party, medieval feast or simple get together meal.

Kitchen: Suitably located near the Dining Room is a farmhouse style kitchen that is well equipped and large enough to prepare a five course meal for twenty. Matching rosewood cabinetry has been overlaid with red granite to provide plenty of nice clean work surfaces. A large but simple to operate six burner gas range and double oven for cooking with overhead extraction. The kitchen has pleasant views over the small enclosed back garden, ideal for monitoring the smaller children or the dogs in confinement from the Manors main sprawling grounds. Be careful to show them the spiky privets which we allow to grow for security.

Breakfast Room / Pantry: Just around the corner and you'll find the breakfast room, don't get excited, it's very small, but has an "L" shaped breakfast bar seating three people, matching rosewood cabinets containing a generous array of crockery, pans, dishes etc many in a six foot shelved cupboard displaying almost everything in one area at a glance. A large group friendly fridge is kept here as it was too big to get in the kitchen.

Utility Kitchen:
Continue through the pantry past the second downstairs W/C and into a second utility type kitchen. It's quite small but more functional with large catering style splash backs. It is in this kitchen that you find the freezer, dishwasher and washing machine, another microwave and kettle, iron, ironing board, brushes, mop and bucket etc. It is an ideal place for outside caterers to organize their food, or to chuck all the messy dishes for later keeping the main kitchen clean.

Games Room: Opposite the second kitchen is the games room a compact room with air hockey and darts (behind the door) and giant jenga (sometimes kept under the servery in the Dining Room. We couldn't squeeze any more in here as we had to fill it with laundry cabinets so the bedding was kept dry and warm. Hopefully it's enough to entertain children and 'the older boys' of the group.

Music Room: Opposite the Lounge, the Music Room is decorated with a music theme, all the instruments in this room are ornamental eg please don't wrench them off the walls for a session! There is a lovely Jenn & Son piano that plays a treat. This room is ideal for pre dinner drinks and when night comes a double bed, hidden inside a panelled wall, pulls down to instantly convert this room back into a bedroom if you need a ninth bedroom. A window seat next to the piano overlooks the driveway. The double bass / cocktail cabinet is in here.

West Wing:
From the music room you can access the ground floor of the west wing. Along a corridor and into the rear lobby is the old servants' quarters. From here you will find a double bedroom and bathroom. Just like the other bedrooms, this bedroom has a view of the gardens and a double four poster bed. The bathroom is fitted with a traditional looking but modern slipper bath, separate shower cubicle, wash basin and toilet. The dark wood panelled ceiling does make it quite dark.

If like us, you will probably find yourself just standing and staring at things on the walls that you hadn't seen the other day. We found tons of artifacts in the huge loft and cleaned them up and put them out. It makes for a very interesting and memorable stay. We see many guests return year after year wanting to do it again. Seeing grand old beautiful buildings being brought back to life and hearing of people enjoying these yesteryear treasures is our passion and we hope that you will leave the house with fond memories and just a little twinkle ; )

Some guests like to allocate bedrooms to certain guests before they arrive. Therefore please find a list below. They are typed in order as you go through the house.

I'm afraid that we do not have a layout plan but here's some info that may help.

Bedroom 2. Colonial Room
Notes: Oldest part of house, the quietest bedroom as it's the furthest end of the house, used to be servants quarters where the bedroom was the lounge / kitchen and the bathroom was the kitchen. Nice paneling painted cream.
Theme: Colonial
Location: Ground Floor - furthest end, accessed via a corridor. Has its own entrance from the Courtyard or can be accessed via the corridor leading from Music Room.

Wash Basin: No (but the bathroom is next door)
Shower: No
Nearest Bathroom: Next door (Shower cubicle - slipper bath and toilet). Could be kept as their own bathroom or shared with the Music Room guests if music room didn't want to use the two 1st floor bathrooms.

Remember this room may not be wanted as a bedroom and all you need to do is push the pull down full size bed into the closet space. There's no wardrobe in this room but a clothes rail is provided with hangers. The bed will be made up and the whole thing (including bedding) can be pushed away into the closet if you wanted to use this as a function room before bedtime.

Location: Ground Floor off the main entrance lobby. This is near the lounge / drawing room and may not be suitable for early sleepers.

Manor: Sleeps 20+2 in 9 double beds plus 2 single beds = 22 total. The "+2" means - two rooms contain a Double Bed AND a Single Bed. They also contain 2 x pull out beds for which guests need to bring their own bedding for these. To sleep a further 8 guests you will need to book the Coach House as well. This is a separately listed property on Airbnb. See more info at bottom of page.

BEDDING / TOWELS / SOAP
We provide full set of bed linen for 9 double beds and the two single beds. Each double bed has 2 pillows, 2 pillow slips, a quilt, a sheet, a quilt cover and 2 big bath towels. The single beds obviously have single versions eg one pillow, one towel etc. Sorry we cannot provide extra linen or towels for the two portable / spare beds.

Each toilet has a hand towel. Each shower has a toweling bath mat. We also supply hand soap for all the sinks and basins.

We don't supply wash cloths or tea towels in the kitchen. The reason being that it encourages people to hand wash rather than use the dishwasher. There are different 'standards' of hand washing, so we prefer guests to use the dishwasher (we supply dishwasher tablets) because a dishwasher has only one standard - top standard, eg everything is squeaky clean.

Coach House: Sleeps 8 in 4 queen size beds in 4 bedrooms.




What is the Coach House ?

Further independent accommodation which can be booked on its own or with the manor. On the grounds just 100 feet from the Manor is the Coach House which offers further self contained self catering accommodation for a further eight guests. If you don't book it then don't worry as it is totally self contained with it's own drive and grounds and cannot be seen from the house or gardens.You have the entire grounds to yourself whether you have the Coach House or not and if you book the Coach House on it's own, you also will not be disturbed by Manor guests as the dividing gate will be closed.

The Manor is in Lowerkeyford on the edge of Frome Town which is a 10 minute walk away. There is a good sized Co-Op supermarket just 4 minutes away. Frome is quite buzzing, there are lots of bars and pubs in Town with the nearest being 4 minutes away on the way to Town.

Highlighted as one of the Times “Best Places to Live in Britain”, Frome is a charming and vibrant place to visit, with a wealth of history, culture and natural beauty.

Frome offers a warm welcome for visitors. Locally owned, independent shops, cafes and pubs sit happily alongside more familiar names and provide plenty of holiday distractions - you could easily lose a happy few hours browsing and eating. Frome also has a museum, cinema and regular antiques and curios market which attracts treasure hunters from around Somerset.

Packed to the rafters with historic buildings, beautiful independent shops and creative people, Frome is a wonderfully eventful town. It is the perfect destination for discerning tourists looking for something just a little bit different on visits to Somerset.

One of the best things about a holiday in Frome is that it can be all things to all people, and that is precisely the sort of charm you need when you are booking group accommodation in Somerset. On foot: Turn left out of main gate (Culverhill). When you get to the traffic lights pass straight over and follow the road down the hill to Bath Street to the Market Place

By Car: Its all sign posted Town Centre. Turn left out of main gate (Culverhill). When you get to the traffic lights turn right and drive down (Locks Hill). At the traffic lights junction turn left into the Portway and follow this road to the mini roundabout, you can take the second exit and this will take you to the Somerfield/Town Car Park.

We regularly entertain our own big, spreadout family and have hosted hundreds of family reunions, special birthdays, responsible hen / stags parties, group get together's and all sorts of celebrations. The house is an amazing place, everyone loves the space and peace of the house and grounds and care for it as we do. We like people to party and have a good time but not too hard, make noise of course, but do respect the place as we do. We respect people's privacy and know most people want to just turn up and enjoy the place with friends or family. That's why we have installed entry key pads, just turn up when you want and use your special code to come and go as you please. No fussing with keys! You've picked a great location, it's so handy to get to Bath. Stonehenge, Longleat and the gorgeous Bradford on Avon. The West Country is just beautiful and you are in the best part of it. Glorious walks, fun festivals, lovely pubs and restaurants There's plenty of interesting local market towns, full of history. We love the area and we are sure that your friends and family will too.
