This condo is one of the best layouts in Mammoth Lakes and can sleep up to 8 people in beds. It features a huge upstairs common living area that is open, inviting and warm. In the winter, a wood burning stove keep the upstairs nice and toasty while leaving the downstairs at a cooler more comfortable sleeping temperature.
The kitchen is well stocked with NEW pots, pans, dishes and silverware. And, there is even a high-end Breville espresso machine for you espresso lovers!
We have screaming fast internet AND Cable TV. You will also find a Blu-Ray Multimedia player and a Boxee with tons of movies in the cabinet under the TV. Feel free to bring some DVDs from home or grab some at the Vons' Redbox dispenser in town. You can also find some games under the coffee table and in the side table. There is a JLab Bouncer Bluetooth 2.1 Stereo Speaker that you can sync with your iPhone/iPad or any other Bluetooth enabled device.
Bedroom 1: The master bedroom features a KING size bed and a full bath.
Bedroom 2: The second bedroom has a custom, very solid, bunk bed arrangement that offers (1 )QUEEN over XTRA LONG TWIN and (1) TWIN over TWIN bed. The twin bed above the queen is larger than normal, so it can actually accommodate two kids with heads at opposite ends. This bedroom shares the downstairs "common area" bathroom.
If you need another bed, you may use the couch. There are more blankets in one of the closets and plenty of pillows to go around.
There is even a washer and dryer under the stairs!
This is not a pristine luxury condo - it may show a little wear and tear, here and there. But it is a great value, very comfortable and fully stocked with everything you will need to have a comfortable stay.
Sights & Activities:
Mammoth Lakes is a great location to explore the best of the Sierras, including Yosemite. Only 40 miles to the Northeast entrance over the world famous Tioga pass!
For you fishermen, the condo is on the road to Lake Mary, Lake George, Lake Mamie and only 15 minutes from the world-class fly fishing at Hot Creek/Owens River. Also, take a 20 minute scenic drive to June Lake and Rush Creek.
For you skiers, mountain bikers and hikers, walk or ride up John Muir Road for 1233'' and you can ski into Canyon Lodge. You can ride or hike over to main lodge and continue on the Devil's Postpile and Rainbow Falls.
All reservations are subject to a departure cleaning fee of $120 (for each stay/service). For monthly or longer stays, cleaning is required every two weeks, so please account for this in your budget. If you want it cleaned more often, I can provide you with a contact that you may use at your own expense.

This is our home away from home during the winter months. It is nothing fancy, but we love it and continue to upgrade it over time. We only ask that you treat our home as if it were your home. Below are some guidelines and rules to help you plan and make your stay better.
DURING YOUR STAY:
ABSOLUTELY NO PETS! If we discover pet hair or evidence of a pet in the condo, you will be asked to leave immediately with no refund and fined $400.00 to do a steam cleaning, plus any other costs for repair of damage caused by the pet. This is a NON-NEGOTIABLE condo association policy!
BEARS: There are a lot of bears roaming around in Mammoth these days. DO NOT leave anything in your car! Remove all food and other things that have scent, like sunscreen, gum, candy, etc. REMOVE all coolers, boxes, etc. Bears are curious and they will rip your car apart to get to that thing you leave in the car.
WiFi: Internet access information will be sent to you when you check-in.
Owners Closets: There is a locked cabinet in the kitchen, one of the bathrooms and a couple of locked closets in the house. These are the owner's closets. Please do not tamper with these!
Keys: There are two keys in the lock box for your convenience. They are not to be copied! If they are lost, you will be charged a $50.00 replacement fee for each key. I recommend that you do not take the keys with you when you are out for the day. Leave them in the lock box on each outing so there is no risk of losing them.
Heaters: During your stay, I recommend leaving the downstairs heaters at 60 - 65 degrees. This will be enough to heat the entire home, though during the summer months, the place stays naturally comfortable. IMPORTANT!!! DO NOT LEAVE ANYTHING NEAR THE FLOOR HEATERS IN EITHER BEDROOM! IF YOU DO, YOU WILL CAUSE A FIRE! When you leave, you MUST turn the downstairs floor heaters to 50 degrees and turn off the upstairs wall heater, if you turned it on.
Electrical/Fuses: If a fuse blows for some reason during your stay, please contact me. The fuse box is in one of the locked closets, so an on-site contact will need to come in and reset the fuse. ALSO check the plug itself and reset the GFI protector button. Please note that the on-site contact will only be available during reasonable hours for this, e.g., 8am - 8pm.
Plumbing: If the toilet clogs, you can find a plumbing snake in the 2nd bedroom closet and several plungers under the common bathroom sink. There is even some Draino in there. If it is serious, please call Dr. Drain at (phone number hidden). If you are deemed responsible for the clog/issue, you will be responsible for the bill. Only what comes from inside you and toilet paper should go down the drain. And, please be sensitive to the environment and the pipes and do not use too much toilet paper per flush.
Trash: There is a trash can in the kitchen, one in each bathroom and one in each bedroom. You are responsible for taking the trash out during your stay and when you leave! You will find a green dumpster at the end of the building parking lot, (go out the front door and look to your right). Please lock the carabiner after dumping your trash. There are bears in Mammoth!
Cappuccino/Espresso Machine: If you do not know how to use a machine like this, nor how to clean it properly, we recommend that you not use it. If it is broken during your stay, you will be charged a $1100.00 replacement fee. If it is determined that it can be fixed for less, you will be refunded the difference. If it is not cleaned properly, you will be charged a $100.00 service fee. Improper cleaning is evidenced by the clogging of the steam wand. There is also a stand-alone milk frother which might make your cleaning life easier. Feel free to use this instead of the steam wand on the machine. Last note - You must only use high quality espresso (dry) espresso beans. Lower quality greasy espresso machines will destroy the grinder. We have supplied high-quality Klatch Espresso beans for you. Sorry to be so detailed about this machine, but have you met espresso drinkers who don't get their espresso??!!
Espresso Machine Usage/Cleaning Instructions: There are manuals in the drawer next to the fridge that explains the cleaning procedure. If you use the milk frother, be sure to clean and purge thoroughly after each use for your own health!
Regular Ol' Coffee: Of course there is a coffee brewer and grinder (if you use whole beans) on the counter if you just want a simple cup of coffee. You will find filters in the cabinet to the right of the sink. Also, look in the freezer for coffee grounds. There is usually plenty of coffee left behind by us and other guests.
Washer/Dryer: There is a stackable washer/dryer behind the door under the stairs. Please keep in mind that this is meant for small loads of laundry. Please do not overload the washer or dryer and use only the necessary amount of detergent, (supplied in the cabinet in landing area). The drawer for adding detergent is on the top left. Add a small amount of detergent to the most left side of the drawer. Please use the funnel that is on top of the detergent since the drawer does not open all the way due to the tight fit. Keep the door open while washing and drying for better airflow. NOTE: The wash and dry cycles are longer than normal for these small machines: 1 hour for wash and 1 - 1 1/2 hour for dry. Please plan accordingly! When you are finished with the washer, PLEASE LEAVE THE DOOR TO THE WASHING MACHINE OPEN so that it can dry!
Cooking Oven & Range: This is an oldie, but goodie. Everything is electric in these places, but you will be amazed how fast water boils on this range. The range is operated by push buttons on the top of the back plate. BE SURE TO TURN THESE OFF AFTER USE! You will melt pans and potentially cause a fire. The oven is operated by two knobs on the front. I recommend about 25 degrees more than a recipe calls for and a little more time.
Toaster: We love this simple little toaster (next to the fridge). The toaster turns off automatically, BUT, DON'T FORGET TO TURN OFF THE TOASTER OVEN if you use the temperature knob. We like to unplug it from the wall after we use it, just to be safe.
Dishes, Utensils, Pots & Pans: The place is very well stocked with plenty of pots, pans, dishes and silverware. Just look around in the cabinets above and below the counters. There are also some very nice and hard to find appliances. Please use with care! Everything is inventoried and checked to be in working order after every visit. There is a dish drying rack in the skinny cabinet to the right of the under sink cabinet.
Bunk Beds: These are very well-built, high-quality bunk beds. Please do not jump or play on them. They are for sleeping/resting only. The top bunks are relatively close to the ceiling, so be careful to sit up slowly so you don't bump your head. Also, do not lean or pull on the side rails - they will not sustain a lot of force. IMPORTANT!!! The lower twin bunk is next to the floor heater. Please be careful to not drop anything between the bed and the floor heater and also to not let the sheets, blankets or bedspread hang out and touch the heater.
Hot Tub: There is a big beautiful hot tub in the complex. It is located below the condo - you can see the building from the back deck. Bring your own towels and make sure to bring the towels back!
Wood Burning Stove: There should be no reason to use the wood burning stove in the summer months as if will make the place uncomfortably hot. For winter stays - The lighting of the wood stove may take some practice. You will find wood outside and paper/lighter in the vicinity of the stove. Stack paper, then kindling, then a smaller piece of the wood. Don't put too much in to start. Once you get the first couple pieces of wood burning and hot, then you can add larger pieces. There is a metal can to put your ashes in. But, please DO NOT remove ashes if you do not know how! The cleaning service will handle this.
Cleanliness: Please maintain a high level of cleanliness during your stay. The cleaning service is not intended for cleaning up after rock-star types. If you leave the place in disarray and excessively dirty, you will be charged an extra $120.00 in addition to the original cleaning fee - a "deep clean" fee. There are cleaning supplies under the kitchen sink and under the common bathroom sink for your convenience.
Kids/Toddlers: I have provided a couple of toddler-proof cabinet locks on the bathroom and kitchen cabinets that have cleaning supplies. But, there are also some lighters and fuel for the wood burning stove that is within reach of the young ones. PLEASE BE CAREFUL and baby/toddler proof as you see fit.
It's an easy, self-managed process. We will email you with your check-in information on the morning of your arrival. This will include key box code, internet password, etc.
CHECK-IN is 4PM unless otherwise arranged in advance.

CHECK-OUT is by 11AM unless otherwise arranged in advance.
*** NOTE *** YOU MUST REQUEST A LATE CHECK-OUT at least 24HRS IN ADVANCE! IF YOU REQUEST A LATE CHECK-OUT, I will ask that you pack and clean the place before you leave in the morning of check-out. Put your bags in the entry area so that the cleaning service can work around you. If you find the place cleaned when you return, please leave it as such for the next guest.
If the cleaning service arrives and you have not cleaned and packed, you will be charged an extra cleaning fee of $120.00. This covers the originally scheduled cleaning service and the re-scheduled cleaning service.
1. Dishes: If you have any dirty dishes that you did not get a chance to wash, you must rinse all of these dishes and put them in the dish washer before leaving! DO NOT TURN IT ON AND LEAVE! The cleaning service will do this. All pots and pans must be hand-washed before leaving. If you forget to wash the pots or pans and/or forget to put the dishes in the dishwasher, you will be charged a $25.00 fee.
2. Food/Fridge: Remove all perishable food from the fridge and take it with you. It is okay to leave condiments, butter, etc., for the next guest, but please do not leave a bunch of food in the fridge or freezer when you leave. The next guest will need the room for their own items. If you forget to take/remove your food, you will be charged a $25.00 fee.
2. Sheets & Towels: Please remove the sheets and pillow cases from the beds you used and pile them on the floor in the downstairs landing area. Also, please place all the used towels in the pile, as well.
3. Trash: Please remove ALL trash from the condo and place in the green dumpster that is located down the driveway to the right as you face out the front door. If you forget to take out the trash in any or all of the rooms or kitchen, you will be charged a $25.00 fee.
3. Heaters: When you leave, you MUST turn the downstairs floor heaters to 50 degrees and TURN OFF THE UPSTAIRS WALL HEATER.
IMPORTANT!!! DO NOT LEAVE ANYTHING NEAR THE FLOOR HEATERS IN EITHER BEDROOM! IF YOU DO, YOU WILL CAUSE A FIRE!
4. Lights: Turn off all lights before you leave.
5. Keys & Locking Doors: Please close and lock the sliding glass door and all windows and replace the wood dowels that further protect from break-in. Close the front door and lock the deadbolt with key and replace both keys in the lock box. Be sure to scramble the lock box code.
6. Supplies: Let us know if we have run out of any of the common supplies like toilet paper, paper towels, soap, dishwasher liquid, sugar, coffee, etc.
