Franklin is an amazing location for exploring the West Catskills and includes many breweries, restaurants, hiking trails and antique shops. We’re 3 miles outside Franklin, 15 minutes from Walton NY and 30 minutes from the Baseball Hall of Fame in Cooperstown, NY.

Nestled into a private forested locus in the charming hamlet of Halcottsville, NY is SPACECRAFTX1 SANCTUARY, a transformed single wide trailer with walls of glass sliders that showcase the ultimate designer, Mother Nature with her majestic mountain vistas, perennial x calming Japanese rock gardens. Parkston Schoolhouse

Relax and unwind in this historic converted one-room schoolhouse. Built in 1870, the Parkston Schoolhouse served all grade levels in the Livingston Manor area. The schoolhouse was retired and converted to a cozy cottage style home in the mid 20th century and has recently been renovated into a stylish tiny home getaway. The home is tucked into the hillside along the beautiful, winding Willowemoc Creek and is set amidst a lush Catskill landscape just a five minute drive from Livingston Manor.

A great escape awaits you on 12 acres of private land. If you prefer a relaxing vacation or if you want to get involved in local activities (hiking, biking, swimming, skiing, snowshoeing, sledding), this is your place. Enjoy 360 degree views of the Catskill Mountains from almost anywhere on the property. Sip your morning coffee while watching the sunrise on the large deck. Play in the large private yard. Clear evenings are the best for sunsets, a fire pit and star gazing.

Rental is located next to a busy road , if you are not comfortable with some traffic at certain times of the day then this may not be for you I would also note that this home is small inside but very comfortable . There is a cozy yard to relax in next to a fire pit and a table and chairs if you would like to eat outside. I will provide firewood for one night, and charcoal for grill for one night as well. Located 1/4 mile from home is a local place to purchase extra wood .

Gingerbread House- a 1950s Catskills Chalet

Perched high among the trees, Gingerbread is a 1950’s Swiss chalet that sits on 4 acres. This is the house everyone slows down for, points and says ‘ that’s the house I would want Upstate’. Well ….she's taken. But I am so happy to welcome you as guests for a short period of time. Gingerbread comes with all the little touches making it feel like the perfect home away for a week, weekend or however long you can escape your regular life.

Inez's Studio

A former Catskills painting studio re-imagined as a quiet mountainside retreat on 23 acres. 16ft ceilings and walls of windows let in amazing light, uninterrupted nature, and solitude. Open floor plan with the main bedroom downstairs and a loft bed upstairs. Step out the back door and into a private backyard and lower field with views of the upstate NY mountains. Built in 1884, the White House exudes all of the charm of a rural abode with the simplicity of being right on Main Street, sitting just a stone’s throw from Brushland Eating House and a short drive from the towns of Andes and Delhi. Please note: We do have a two night minimum on holidays/weekends and a three night minimum on holiday weekends. We happily accept one night stays on weekdays. Excited to have you here!
